Where is everyone finding their deals on apartment complexes and just multifamily deals in general? Word of mouth? Is there a platform?

I am in college rentals currently and have been lucky to have a connection to the athletic department where athletes come to me for off campus housing. However, once I move beyond this market where should I advertise my properties for rent? Zillow? How do you screen your tenants?

I just got out of college and have bought a SFH and it is serving me as a college rental property with an annual ROI of 72%. I am working on other college rentals in the same area as we speak. However, I would like to get in on bigger multifamily deals. Where do I start to look for partners on deals or how should I approach getting into this market?

@AJ H. They were not able to file bankruptcy due to the asset of this home and they did not want to sell the home as it is very valuable. If the individual were to transfer the property to the LLC and only own 20% or less of the LLC would they have to pay taxes on the transaction of moving it over?

A family member has bad credit and around 380k of debt he needs to pay off. However he only owes 150k on his mortgage and the house is worth anywhere between 750k-850k. Is it possible to start a LLC with this family member and transfer this property into the LLC and then use my credit and such to refinance the house and pay off the debt he needs and I take some of the refinance money left over and use it to reinvest in real estate?

About to Graduate from Christopher Newport University and starting a career in Project Management as I have already signed with a company. Does anyone have any advice on what I should do to begin my real estate investment career?
