I don't know what @Rosston Smith is thinking but something along the line of a sandstone color or a light beige with white trim would probably look good and the little bit of brown in the paint would hide minor stains for longer.

Thanks for the advice, I actually hadn't thought about buying in bulk but seeing as how all 4 units need to be renovated that's a brilliant idea, I can't believe it hadn't crossed my mind haha.

My friend and I are having this debate. He has a 4plex under contract in Macon, Ga, the outside looks amazing, and the price he has it under contract for almost ensures that it'll cash flow as soon as he moves in (he's house hacking and one of the units is currently vacant). The debate we're having is that all the units need to be renovated and the appliances need to be upgraded. The walls are plaster, the ceiling in one of the kitchens is tile, carpet needs to be torn up and replaced, really the units are just all around dingy. I'm trying to convince him to take time to measure out everything and compile a list of the materials and appliances now before we move in and start renovating before he actually purchases the property. He's telling me that it's fine and he'll just make the list and price check when we move in and get ready to renovate, I'm interested to know your opinions.

I'm 20, just got hired making 11 dollars an hour and a state college in my city (Barnesville, Ga). I really want to buy a rental property but I don't know how to go about it, what are some books you would suggest I read, maybe instructional podcasts/dvd's  (I'm about 3 episodes into the bigger pockets podcast) and what are some advice you have for rental properties in a small town? (Population of Barnesville is about 6,500)

Also, I have 600 in the bank, I'd be buying and selling in the Atlanta area, and how much starting capital will I need?

     Hey, I'm 20 years old and I barely have any money in the bank. I've just been hired to do maintenance at a college, I'll be making roughly 11 dollars an hour.

    Here's my question, is it realistic for me to try flipping house (I'd like to be making about 30k a year purely from real estate) starting out. If not what other type of investing would you suggest for someone in my financial position? If this is a viable option for me, how would you suggest I go about it? 

Also, as a side note, approximately how long would it take me to get to 30k a year flipping houses?
