Thank you for the reply. I'm in the process of doing due diligence, including interviewing multiple property managers. One element of due diligence is recommendations from experienced investors in the area, which is what I am looking for here.

Thank you @Russell Brazil.  Have you personally used any of Holton Wise's services? If so, I would be interested in hearing anything you might be willing to share about your experience in addition to what you wrote above. I've watched a number of HoltonWise videos on YouTube, but I'd like to get some feedback from customers as part of my due diligence.Thanks again.

I am looking for input regarding Cleveland in general and Hilton-Wise in particular.

1. CLEVELAND

What advice or thoughts do you have on Cleveland as a long-term rental market, specifically for SFH, duplexes, and quads? I am interested in pursuing a BRRRR strategy in order to acquire multiple properties over the next 5-10 years. I currently have $55-60K to get started and I'm open to using hard money if the numbers work.

I will be investing from out of state, so I will need to build a team on the ground. 

I have read in multiple places that location within the city it important. I would welcome any comments on specific locations and/or zip codes as well. I think I would prefer at least a C+ neighborhood.

2. HOLTON-WISE

I have had contact with Hilton-Wise and have done a little bit of research about them online. If you have used Holton-Wise for purchases, rehabs and/or property management, I would be interested in hearing about your experience, positive or negative.

I am looking for recommendations and connections to pursue a BRRRR strategy for buy and hold. I have one SFR property in Memphis and have some connections there, although I would be interested in more connections in Memphis.

PREFERRED AREA/MARKET

My first preference would be continue in Memphis if I can find deals in the right property class, type and location. Beyond that I would prefer the Southeast (TN, NC, GA, AL, FL, AR, etc.). However, I am willing to consider other areas where the numbers work, where I can build a team, and where I can accomplish my goals. 

Due to budget limitations, I probably need to focus on less expensive markets.

I live overseas and it is still difficult to get notary appointments at the U.S. embassy where I live because of Covid, so currently I may be limited to states that allow notary services to be conducted via the internet, as TN does.

DESIRED PROPERTY TYPE

I am interested in SFR, duplexes or quads in at least a C+ neighborhood.

FUNDING

I have approximately $55-60K to get started, and I am also willing to use hard money if the numbers work.I am planning to pursue a BRRRR strategy in order to acquire additional properties over the next 5-10 years.

1. Recommendations for markets to consider.
