Post: Refinance Appraisal - Whose Appraisal?

When refinancing, do banks typically require their own appraiser performs the appraisal or am I able to hire my own appraiser and use that appraisal to support the refinance loan?  Will investors obtain multiple appraisals and use the highest one, or is that usually not worth the extra cost of multiple appraisals?

I am looking for contractor in the Philadelphia-area to assist with a approx. $30k cosmetic rehab on a duplex.  Biggest projects will be one kitchen and work on the roof.  Project will begin in the second week of February.  Please reach out if you are able to assist or can recommend any contractors.  Thank you in advance!

Question about financing a rehab. If I (through an LLC) purchase a property cash, can I then take a loan out on the property (or a HELOC?) to complete the rehab and then refinance that rehab loan? If so, is that rehab loan financing something I can usually accomplish pretty quickly? Is this the best approach until I can pay for the rehabs with cash?

Hello!  By way of introduction, I am a new investor located in Philadelphia and I'm looking to build a team to assist me in acquiring 2-4 unit multi-family properties beginning in early 2022.  I'm a corporate transactional lawyer by trade with a strong background in putting deals together and guiding them to a successful close.  I am currently focused on purchasing in the Lehigh Valley (mostly Bethlehem and Allentown) as a first preference, and the greater Philly area as a second.  

At this stage, I am looking to build a network of likeminded agents and wholesalers to discuss what I'm looking for and begin building an ongoing and successful working relationship.  I'd also love to connect with other investors to learn about your experiences and see if there is anything of value you could learn from my experiences.

In addition, it would be great to speak with contractors that are experienced and accustomed to working with investors.

For any lenders and/or property managers that may come across this post, I would love to hear from you as well and begin having some initial conversations.
