I would think that both Morgantown, and PGH probably have stronger local economies than places like Waynesburg and Washington, and probably both have better tenant pools....(though, I think even Morgantown is pretty mediocre for appreciation)...but again--check the data, because I could be mistaken....

I am looking to invest South of Pittsburgh. I work near Waynesburg and have been looking in the Waynesburg, Washington, and Cannonsburg areas. I am open to crossing into WV if people think the Triadelphia area is promising. 

I am open to a BRRRR but would prefer the first one in this area be pretty ready to go. I just do not have a ton of time.

Long term appreciation is more important to me but I do not want a negative cash flow property. That probably is less of an issue here than it can be in Colorado. 

Lastly, I am in a unique situation where I spend 2 weeks in the area then am away for two weeks. I prefer to be in the under $250K price range but if the right STR property was available I could do a 2 week/2 week STR house hack.

What are the local experts thoughts on these areas?

Anyone involved in this market please introduce yourself. We just returned to the area after traveling for a year and are ready to get serious about investing in real estate. We are working with a couple of good real estate agents and have been looking at MLS homes for about a month. We would like to connect with other investors, wholesalers, contractors, and anyone else involved in this arena that has experience in this market. We are open to partnering and even putting in some work for you for the right opportunity to learn a new skill set.

We find that it is hard to find a cash flowing property on the MLS. We see Greeley as the better cash flow market but feel it less attractive going into what feels like a market correction. Ft Collins definitely was not hit as hard in the last big downturn. Does Greeley recover well enough to not care if playing the long game? We are more interested in long term wealth building than short term cash flow.

What is everyone else seeing? What strategies are you and others using to successfully invest in Northern Colorado?
