@Mark DiGioia there are numerous property management softwares out there that can help you collect your rent online as well as provide other property management features. I think the days of collecting rent as a check are starting to fade out. Good luck on securing your first duplex!

@Nick Leamon I use Chase quickpay (now Zelle) whenever I have to send anyone money and I love it, but for collecting rent I don't use it because in my area if I accept a partial payment from a tenant I cannot start the eviction process. That is why I use software that allows me to block partial payments.

Hi @Jon DeCamp I don't know how to get eviction records but I do know how to get the absentee owner list for any area.

Hi @Lacee Beitler I have a rental unit at Rutgers and had a similar scenario. I used an addendum to have the person added to the lease and just got all the existing roommates to sign off on the addendum as to have proof they all agreed. You can find one online with a quick Google search or feel free to DM me and I can send you the one I used.

Hi @David T coello, I have the same issue as you do, if you find any reliable contractors please let me know, it's a nightmare to find a good one in NJ. 

As far as the model goes, find the deal then find the investor. It is a lot easier to be taken seriously when you have a real deal to present to someone, also the money tends to come to you if you have a truly good deal.

Hi @Giannina Biala I have an apartment in Fort Lauderdale that we rent out during the months we don't use it and I self manage it. I found that self managing is better due to the high cost of property management, especially if its only one unit. I use an online property management tool to manage it that I have found to be helpful. If you'd like to DM me I'd be happy to help you.

Hi everyone, I have a bit of an odd question but I am really curious about the answer. Does anyone know where to find out how many wholesale deals there were in the US last year? Any information at all would be appreciated as multiple Google searches have come up short for me.

Hi @Rasheed Chahal I saw no one answered your post so I thought I would see if I could help you at all. Disclaimer I do not own any commercial properties, but have lived in a few different apartment buildings. Based on my experience as a tenant the fob key system is very easy to use and seems to be a very popular method. It is easy and quick for tenants and my assumption from talking to the buildings property managers it is easy on them to add, allow and block access based on individual fob keys. For another point of reference when I lost my key I was charged $25 to replace it.
