Thomas is correct - if you can sub meter that's always going to be your best ROI, but if that's not an option solar might make sense, and it shoud add real value to the property. If you want to message me I can take a look at a recent utility bill for your property and let you know if the numbers above will check out. PVWatts is just a generic estimator, you're going to want to look at your actual utility bill to confirm savings.

How much total coverage should I be buying on my rentals?  These are SFRs - the insurance company seems to offer, as a default suggestion, the amount of the mortgage, not the total purchase price of the property.  I'm curious to hear what others do and how they determine their total coverage amount.

I own several SFRs and am looking at my first commercial deal.  It's a small (6,000 SF) space with an auto repair shop.  Tenant has been there for about a year, $200k asking price, $3k/mo rent.

What questions should I be asking before moving forward?  I have a PM that can deal with the property, but I'm used to running numbers for residential properties.  Is there a good list of questions for small commercial properties like this?

I have an ex-tenant that vacated a SFR last month. He left a major mess and only paid 1/2 of his last month's rent. Owes about $1700 between missing rent and damage/repairs (I've already deducted his security deposit). He has offered to pay $50 per month until the balance is taken care of. Does it make sense to accept this offer or should I open up a collections case? If I take the $50 per month for a few months and he stops paying will that make it more difficult to collect later on?

He was chronically late with rent but always paid eventually.  It's going to take a long time for him to pay this debt at $50 per month but I'm thinking at this point I'd be happy with anything I can get from him.
