They are pretty relaxed, but the biggest thing is that you can only operate 1.

I do not live in CO yet, but have plans to move there in the next 5 years. I would like to purchase a property soon with the intent to visit as much as possible until we live there in that same place, or another. Either way we want to get into the market sooner than later...at least when things settle in the markets.

I do not mind renting medium term or month to month.

My goal is to try to get the mortgage covered at a high percentage, and also be able to come out there for a few months a year.

Do the numbers around Denver allow for that?

Thanks for the update. I am becoming really weary of the way things are going around some cities with AirBnB regulations.

I'd hate to get one and have to sale it shortly after because of a change in regulations. It does appear that Westminster is still in progress with theirs, and I doubt it would stay the way it is currently with the way things are going.

For these cities, does that only apply for city limits, or the whole county?

It seems that most cities in and around Denver have banned STR on 2nd homes. We would like to purchase a vacation condo and do STR.

Anyone know some cities around the area that allow STR for 2nd homes?

Post: VA Foreclosure AS-IS

We are looking at buying a VA foreclosure that is being sold AS-IS. They are offering a VA loan. They are planning on fixing a few things, but possibly not all, i.e. pool pump.

My question is that since they are offering a VA loan, are the obligated to fix the things required to get the VA loan? It seems weird that it's a VA foreclosure offering a VA loan, but they may not want to do what is necessary to fix what is required by the VA.

That includes all insurance, and no utilities include.
