@Robert Collins ended up using a bank called Milend. Would not recommend it!

Lisa, what a great problem to have. 

We struggled with similar situations in the past. I recommend doing a hard-money cash out refinance with a reputable lender. I am happy to share mine with you if you'd like. Hard money lenders typically don't look for your debt/income ratio but focus on your plan, credit score, and experience. Hard money looks scary at first, but once you understand it, it is a GAME CHANGER. I am happy to help.

Julian,

You are 17 and interested in REI. I love it! Good for you. Two points on finding mentors.

1) Don't wait on a mentor before getting started. Read as much as you can. There is enough knowledge in a few REI books to help you get started and close a deal. Reading will build your confidence to the point of closing on a deal.

2) Use your age to your advantage. Often mentors are attracted to young people who take action. Take action, talk about what you did, and you will be amazed at who you will attract. 

The more you know, the easier it will be to vet your future mentor.

I have had pretty poor luck with property management in Columbus, Ga. Bickerstaff was exceptionally poor. I hit the gold mine last year and found a smaller company that does an awesome job. PM me if you are still searching for someone and I am glad to put you in contact!
