Hi BP,

I have found 2 properties owned by the same church.  Both look to be neglected and one has unpaid taxes.  I am debating reaching out to the church starting with the property with the unpaid taxes but I don't know if there is any limitations or legal issues with buying properties owned by a church.  Below is a little more info on the properties:


Property 1:

- Listed as SFH on the Property Appraisers website

- Has a 2020 tax lein certificate against the property and 2021 taxes remain unpaid

- Appears to be in distress

Property 2: 

- Listed as Inst - Religious on the Property Appraisers website

- Appears to be in distress

Hi BP! I have a property located in rural Stuart, FL (west of I-95).  This area is very rural with it being mostly farmland.  There are a few schools nearby but that's about all there is.  Over the past year they have completed a road widening project from 2 lanes to 4 lanes and now I see that a plot of land has sold next to the nearest gas station which is about a half mile away.  Can anyone give me insight on the following:

1.) Is there a way I can find who bought the plot of land and if it is for commercial use?  If it is for commercial use can I find out what it may become (Publix, shopping center, etc)?

2.) If it is something like a Publix or shopping center should I expect the value of my property to increase when they start to develop that land?

3.) There has been talk about adding a Publix next to the gas station as well as a downtown/residential area nearby as well.  Is there any way I can check to see if these projects are moving forward or not?

Hi Everyone! My name is Joe and I currently live in Stuart, FL although I frequently visit the Orlando and West Palm Beach areas.  Originally I am from the northeast (South Jersey) and found myself drawn to Florida to escape the cold.  I am just starting my journey as an investor and would like to get into long term rentals.  I have some exposure to vacation rentals as my family had owned and managed a few vacation rental condos in the Atlantic City area.

I am a Design Engineer working in the aerospace industry and would like to start building some passive income through long term rental cashflow.  I am currently using 2021 to build some capital, educate myself and most importantly network and build my team!  My goal is to purchase my first rental property within a year.  Ideally I would like to purchase a duplex (or larger) property. I may be interested in a rehab property but ultimately would like a property that has the potential for added value. I plan to use the cashflow from this property to help fund additional properties in 2023 to really start building my portfolio.

I am looking forward to meeting and networking with people here on Bigger Pockets.  I appreciate any information and tips anyone can offer to someone just starting out in these areas!
