@Justin G. 5/6 units are vacant. The only tenant is paying way below market rent. The property is not distressed, but has some deferred maintenance. No property management is in place and it shows. There is the ability to slightly renovate the units and charge market rent, add onsite laundry and there’s a 4 car parking garage that needs minor work. The location is B+ to A.

The biggest issue is that I’m dealing with an inexperienced wholesaler or just incompetent. I’d be better served dealing with the owner directly to get the answers I need about the property.

I’ve located the perfect add value potential multi family (6) units off market. The problem is the seller has poor financial records. Not enough data to value the property appropriately. How should I proceed ? It’s through a wholesaler I might add
