You can look for vacant properties with their address in Craiglist, Zillow, trulia and other real estate websites. Or if you can get a referral from someone you know or sending postcards with a return address. 

@Hawley G. Not a good idea. That's too high to see the vacant properties and the address. Unless you wear a telescopic contact lens. :D

Low or High Cap Rate depends on who is evaluating the property. Investors (buyers) want to have a high cap rate, meaning the value (or purchase price) of the property is low. Conversely, landlords (sellers) want to see a low cap rate because the selling price is high.

In a  quantitative perspective, investing in real estate is somewhat like investing in stocks. And in order to profit in real estate investments, they must determine the value of the properties they buy and make educated guesses about how much profit these investments will generate.  Most investors use the Comparable Equity Valuations to determine the present value of future incoming cash flows. Calculating a Real Estate Property's Net Operating Income, finding a property's income-Generating capacity and roadblocks to real estate valuation.

I do. It's one of the useful marketing strategy to reach out clients. I send emails to prospect clients every month. I usually consider the sending frequency in terms of using emails because too much is not always better. I send email newsletter with multiple topics and tends to educate (vs. sell). I also send them welcome emails, post cards and some are yellow letters.

@Daniel Harris yes, it might help you in someways to get deals. However, if you want to receive fast response from clients, don't just settle to that strategy. Keep in touch with them through online. Advertisements in MLS, Craiglist, zillow and other real estate websites can help you.

@Ned Nav I see. But I agree with @Jay Hinrichs also. If you lower the rent, there is a possibility that your property will attract buyers easily. Try to  make low offers. As a new agent you have the same advantage as a first-time buyer when it comes to negotiating a discount. If lowering the rent does not still work, try to look into your marketing strategies. Do you have a website? If yes, then, improve its on line presence to reach out wide target clients.

Are you working on a Realtor? If yes, then ask him/her to list your properties in MLS and other real estate websites. The best way to reach out target buyers nowadays is through internet. Or ask you Realtor if she/he knows prospective buyers of properties.

Zillow and trulia can provide market data such as comprehensive real estate and housing data. Also, try using Realtytrac. Those are great strategies to market your properties.  Don’t just say that you are the expert; be the expert. It is important to tour every possible home for sale in the area and know the floor plans and inventory. Know what has sold and for how much. Learn about the HOA, the schools, and the locations of all the parks and local businesses which will help RE agents know their market. Thus, when you make contact with a prospective buyer or seller, you are on top of your game and can visualize their home or the home of their dreams before even beginning an area search.

@Tosin Agboola I prefer to list my client's properties in Craiglist.  There's also, trulia and zillow. I can't think of any better other than these Real estate websites.
