Its so important for realtors to work with an experienced lender partner. 

We see it all the time when saving deals at the last minute.  In these instances, usually the transaction isnt structured properly from the start. 

Lenders that have flexibility to originate in multiple states and have a wide range of programs available provide more value.

Hi AJ, 

Our team as of recent has worked with investors that have purchased cash and then refied to pull the equity out after closing.  

The purchase transaction would have to be bought fully cash in order to use new appraised value without having to wait with a seasoning period.

Many lenders offer up to 85% on investor financing for a 1-4 unit purchase transaction.

How much of a line of credit do you need?

Welcome to the bigger pockets community-  

There are a lot of good professionals and resources here to learn. 

If you plan on using VA eligibility to purchase a home then you would have to buy it as a primary residence.

VA financing is not available on second homes or investment properties.
