Post: Fresno, CA...RMX Zoning??

Hey Everyone,

So, I'm looking into a deal that's in Fresno, CA and the property is currently listed as a single family, however; there is a separate detached studio unit which has a kitchen and bathroom. The listing details mention the property is zoned as RMX. I'm not from the Fresno area and don't know much about the zoning over there. Any Fresno locals out there who know what RMX zoning is?

Hey there BP fam!

Newbie alert! I've been bitten by the real estate bug and have gone started learning as much as I possibly can with the basics of real estate investing and have continued to learn more each day. LOVE the podcasts and especially love the forums which has got me feeling pretty confident about making some investments of my own. The big question for me is WHERE?! I live in San Jose, CA and work all over the bay area as a career firefighter and work part-time on the ambulance. The market here in the bay area is way out of my budget, but I'm not letting that stop me from making a move! I'm particularly looking to house hack either a duplex or four plex, which has made it interesting finding one thats not only affordable, but in a decent area. I've looked into Sacramento and Fresno, but Fresno has had the most multi family properties are affordable rates which I can really see working for my family and I. So with that said, I'd love to chat with anyone who has had experience in the Frenso area, knows a thing or two about multi families or house hacking, or even just lives in the area that can offer any advice about the city/market/future in Fresno. Where can I go to learn more about the market there? Should I consider investing in Fresno or would Sacramento be the better option? Any advice would be greatly appreciated!

Hello Bigger Pockets Community!

I'm a NEW investor living in the California Bay Area (San Jose). I've been spending the last few months really diving into all of the valuable information available not only on the BP site, but also through podcasts and books and I have really caught the real estate bug! I'm getting married in July and my fiance and I have set a goal to buy our first rental property within our first year of marriage as our "Anniversary/wedding gift" to ourselves. She works as a high school teacher and I work as a firefighter, needless to say, our salary/budget does not align with the home prices here in the bay area, but we are not letting that stop us from making an investment here in CA. Some of the areas the both of us have been looking to invest/move to are Sacramento, Modesto, and Fresno. With that being said, we would love to "house hack" and go the small multi family route, as we both agreed it's a pretty solid plan for a first time investment. We really love the BRRR method and see that being the method we will choose to acquire our properties. I have some family that have made a few investments here and there with rental properties that have given some excellent advice, however; I really want to learn more from others that have also had experiences (either good or bad) in the real estate investing world here in the bay area. I live in San Jose but work in Marin County, so I do quite a bit of driving (hence how I started listening to the BP podcasts in my 'mobile university' or 'car' as some may call it). I would love to check out some meet ups to learn and connect with others, but don't know where to go at the moment. Any recommendations would be greatly appreciated! Happy investing to you all!
