Hello BP and Happy Groundhog Day!  I am looking to meet some folks in the Las Cruces area.  I live in California but have some contacts in Las Cruces and I think it's a great place to buy some real estate.  I would love to talk to any and all of you about RE in Las Cruces.

Phil Morgan I live in California and have been purchasing property in Cleveland for a few years with a lender out of New York. They follow a lot of Fannie/Freddy guidelines but use a much higher debt to income. Feel free to PM me if you'd like his contact info.
Saj Shah I'm curious to know what parts of Oakland you are getting 1.5% returns? These prices are out of control

@Andrew Syrios I agree it seems less than realistic. By 'whole new dimension of risk' I was mostly referring to the added risk of the rehab. I have successfully done buy and hold deals from out of state, but those properties were more or less turnkey. Long distance BRRRR would need to include a ridiculously good contractor helping out with the acquisitions.

@Dan Marzec Thanks for the response Dan.  Columbus is such a great city.  I'm sure I'll have questions as I peel back layers of this onion.  Likewise, if there is anything I might be able to help you out with, please let me know.

@Andrew Syrios I have had decent success investing out of state, but out of state BRRR is a whole new dimension of risk and I'm trying to figure the best method(s) to attack it. Have you done any long distance BRRR or renovation type projects?

@Leo B. Thanks for the response. I have some team members in place, but to BRRRR from across the country involves a pretty serious/diligent team. And then finding the right property at the right price is a whole other story. You're from California, so I'm sure you know the local real estate struggle is real!

Hello BP, I am wondering if any of you have done BRRR deals in Cleveland or Columbus Ohio while living out of state? If so, I'd love to hear opinions/advice/etc on the matter. Also, if anyone in Cleveland or Columbus works with out of state investors on BRRR projects, I'd love to chat more about it. Thanks, I super appreciate any insight.
