Hi Marco, why do are you targeting the LA Market? Whats your goal when investing? Is it cash flow? Appreciation? I, personally, focus on midwest markets, specifically Detroit and Memphis with 7 doors across those cities. Happy to connect if you want to learn more about my investments and why I chose those cities.

Depending on the costs of the properties, I usually stick to 1 LLC, 1 million liability policy on each propety through property insurance and an umbrella policy of a few million (depending on the number of properties and totall estimated value).

Usually I’m not a fan of this but there are a few exceptions. How much are you putting down? Do you have 90% confidence the area will appreciate more than the rest of the US?

personally, not a fan of losing money every month in the “hopes” that you will make up for it in the long run. Add in a large maintenance issue and you will be in a large hole. Why not invest in markets that cash flow from day 1?

With that much cash you have a lot of options, I personally do a lot of BRRRs in the Detroit area and have done a couple in Memphis as well. Happy to knowledge share if you want to connect.

I’ve seen great deals for multi family in Detroit. 95k with rehab for a duplex that rents out for 1800/month. I work with a team that will source the deal, manage the rehab and provide property management if you are interested
