Hi Bp Community!

So construction is well under way on my rehab.  I am looking at having fencing installed but also need grading done first to get the yard sloped properly. Any recommendations for contractors to do either or both in City of Houston?

@Victor Mondragon Just came across your post while doing some research on garage apartments in Houston. From your AirBnB reviews it seems you are doing well! Looking to do the same with a home in East End. 

I know this post was old but thanks for the recommendations @Jerry Ta. Met with Gerald today for some additional foundation work needing done. 

@Account Closed I went with a design-build firm to do a complete renovation plus addition. Received bids from 4 contractors and selected the one that was best for what I wanted to put into it. Higher end finishes, HVAC, complete repipe and rewire, etc. Built in the 40’s. 

@Kenneth Garrett yes it is a hefty rehab but is an older large home. I originally planned on living in it and renting out part of it on AirBnB but may decide in the future to rent it out. In that market rentals can be 2,500+. Estimated rehab is two months. 

Just got the appraisal for my SFH renovation. I like the numbers but would like to hear others input. Would prefer to buy and hold but may be better as a flip.

Purchase Price: $200,000

Repairs: $150,000

ARV: $440,000

Located in East End of Houston. What do you think BP community?

I have grey ones on the towel rack when guests arrive but have white stashed in linen closet.  Different guests choose different towels.  Picked mine up at Marshall's and some Hotel Luxury towels and sheets at Walmart during holiday time at deep discount.

@Jason E. Did you every find you a property in Houston?  I have properties in Beaumont and moved into the Houston market.

@Ryan Deasy I actually have two properties in Beaumont and just closed on a new property in EaDo/Second Ward.

@John Wijtenburg Thanks and generally getting info from others experiences with rehabbing and buy and hold properties.  Also, hoping to get some recommendations on local contractors necessary for projects.  I have a background in residential/commercial electrical but need other trades for contracting for the design and build.
