Well after surgery I ended up drinking; (some one guessed correct)....  7&7. Something about the crispness' was very appealing that night. It was prefect with my Pizza and donut craving.  I guess this is how pregnant women feel with there odd cravings.

My friends and I have an Airbnb in L-Ville so we will be exploring there more.  When did more around Bardstown last year.

I never had any type of surgery in my life.  Today at 1130 I'm having a bicep rupture repaired.  They said I'm going to be put under and have a nerve block.  Honestly, I want this done so I can get back to gym, but I do not like the idea of going under.  UGH.   I had some Blanton's last night to chill

First of thank you for your service.  I work NS Mayport as CIV Firefighter.  With our work schedule I was able to get into real estate about 7 years ago and have had great success with it.  I work with mostly investors, and my Broker/Wife handles most of the day to day Buyers and Sellers.  There is a bunch of great info here on BP and just this threat alone. 

@Paul De Luca made a great point about try to get your first property before you lose the W-2 income.  I completely agree with that advice, It will make getting an investment property much more obtainable.  

As your plan is to work with buyer and seller you will need to get a state license.  I recommend taking it in person.  The class it self is normal very dry, but online teaches you to pass a test, in person you get stories to understand why the rules are they way they are.  Your post lic class, take that one online.  Understanding "why" makes you a much better Realtor and when you work with other Realtor's you notice the difference and you appreciate it.

Doing boots on the ground research I came across a luxury builder that is also dabbling in Duplex market. These two off market properties were picked up by one of my investors and will be closing on them in late July. Hope to be fully rented by Sept 1,$2000 per unit. They have 2 more properties 3 months from completion and 5 others about 7-8 months out. DM me you're in the market for turn key

1. I ran some numbers Wednesday morning for available LTR in Palm Coast.  We are getting ready to list 6 units for rent for one of the investor we Property Manage for.  There were 62 Rental available in our price point of 1800-2200 a month.  That is a lot compared to last summer.  This investors allows large dogs and fences in his yards.  When you search those parameters you find zero (0). 

2.  Its not always the best area its more what you offer and price point.  Of course some street and neighborhoods may pull a higher price point, but those homes also cost more.

3. I think it all has to do in how the home presents and what you allow.  If as an Owner you let the home go and not keep it up today or clean you will get anything close to brand new construction.  Again it's also street to street here in palm coast.

4. You're talking to one LOL.  My wife/Broker and I work with mostly, investors and also after they build or buy with us we property manage it.

5.  What no question 5???

6. That is the Million dollar question.  They current city leadership is pushing hard to expand the city west of the train tracks and almost double the incorporated city limits.  I think Florida as whole will continue to experience growth over the next 6-8 years.  Will the construction out pace the growth, I think it already has a little.  The new build inventory is already starting to grow.  But I think it has to do more with interest rate the population.  Prices come down some more and rate settle down, I believe it will be in lock and step.  We are already seeing a multiple bid on homes in 300-400K range.

Are you saying that all of the Palm Coast is the same?

 From one Joe to another, most newer duplexes are selling between 500-600K throughout all of Palm Coast.  Now of course some neighborhoods and street will get less, and another might get a bit more.  But most are seeing 1800-2100 per unit on a duplex.  You fence in your yard and allow large dogs you will see $2000 or more per month.  That is where we market ours for best possible return and we also only have units that are ready for dogs.  NO CATS NO SNAKES!

As many here have said you are looking in the right direction. I think your numbers are a bit off form projected rents.  But again, I do not know the area you are looking to obtain these duplex.  We could all be wrong and you will get $5000 a month on a 450K purchase.  If this is true, I'm pretty sure we all want in on these buys. Shoot as a massive group buy we might be able to get even better pricing.

Have any if you guys gotten into the smoky Tequilas? I just started down that twisted path....Most of the smoky ones are Mezcal. A friend introduced me to one called El Silencio last week. OMG, one of the best sprits I've ever had. No lime and salt, just sip it neat. They sell it in little 3 oz bottles, so try it first, but it has a great taste and a very pleasant unique buzz. And very little after effects.....

 My wife @Sarah Beilke does not care for Bourbon, but some how she has started to learn about Mezcals and they are now a staple of our bar.  She recently made the best Margarita with Los Rijos Mezacal.  Rocks with Salt and some spices on the Rim, SO GOOD!!
