Here's what I sent to WA State.  I blind copied every single WA State Legislature:

I want to share one anecdotal case:

I accomplished a long-term goal of buying my first small multi-family rental property in 2020. It took, literally, years of education, hard work, frugal sacrifices and personal life savings to accomplish. Did I say hard work? Let me re-iterate. ***-busting WORK. Physically, mentally, emotionally, and spiritually sacrificing work. The property is a 4-plex in Tacoma. Rents were below market level at the time of purchase. One crucial factor necessary to make a profit was to increase rents. Not only have I not been able to raise rents, but one tenant, who is currently employed, is multiple months behind on rent. I should also mention that this tenant is prioritizing her car payments in order to drive a nicer, newer car than my wife and me! The property is now operating at a loss. I'm now dipping into the savings fund to cover the combined mortgage and utilities. The intent of this savings fund WAS to put money back into the property in the form of renovations and upkeep. Now these projects are on hold. Now all tenants will have to live in outdated units for a while longer instead of improved, modernized units. The neighbors will have to see a degenerating property for a while longer instead of a fresh, updated property. The contractors will not be awarded these projects until the savings fund rebounds. You see where I’m going here. This moratorium isn't hurting my pockets as much as it's hurting the very people it was intended to help. I will likely have to put in more work at my W-2 job, where I already work a minimum of 50 hours a week, to fund this property in the near future. Either that or sell it, possibly at a loss, unless this ends soon. Can you imagine the large scale and long term effects of my case extrapolated over the entire population?

Please help me in the fight to fundamentally change how this state governs.

My tenant that isn't paying has the nicest car of all my tenants.  One of her excuses for missing rent was that she is behind on her car payment...I guess my frustration is also on a personal level, not just with the governor.

Thank you, @Roy Nash!  Glad to hear another opinion on the matter.  The only logical reason I can think of to keep extending it even after everything opens back up, is that there will still be so much back rent due.  Good point on the appreciation.  Glad for that right now.

How are my fellow WA state landlords handling any non-paying tenants right now? I have one four plex in Tacoma. And one tenant in that four plex not paying, so it could be worse. The only downside right now is that my planned savings for capital improvements and/or future investments is on pause. But if it gets worse I'm not sure what to do outside of asking for forbearance. I'm now starting to worry slightly about how many more times Inslee will extend it. Could it go into 2022? 2023?

My partner and I are potentially building an investment house.  We are a GC in the telecom industry, but not seasoned in residential development.  What are some good tips to find and vet sub-contractors for foundations, framing, plumbing, etc.?

I may finally have a big breakthrough in my flailing little, mostly unsuccessful REI career, and am seeking advice. (I currently only have one long-distance rental and am also doing a live-in flip). Through the power of spoken word, I'm starting to gain some traction and find like minded people who share the same interests in real estate. One of those people is the founder and part owner of the small commercial construction company I work for. Said company has a CASH SURPLUS problem and potentially wants to lend to us for RE investing. We are in the very hot/competitive Seattle/Tacoma market. With a housing shortage and appraisals still very high, would developing small multi-family with the goal of cash out re-financing be a smart play? Or would BRRRR be better? I love the idea of BRRRR but "buying right" seems to be very difficult here. I don't want to spend all my residual time marketing, researching foreclosures and auctions, cold calling, and competing. It seems like if the numbers work, developing could be the better move.
