Thank you for the reply Amit. Do I just have to let the tenant know verbally prior to the lease renewal, should I send the lease renewal via certified mail 60 days prior to the prior lease renewal expiration date, or does it not matter? Thank you, Joe

 I am not sure if i can afford very much on Long Island at the moment.  Ive been very intrigued by long distance real estate Investing.  There are so many opportunities out there, just have to take that first step.

Hello :

I am Joseph T Bubanj, 45 years young and for the most part I am new to real estate and to BP.  I am a born and raised New Yorker and currently I reside on Long Island.  My mother owns a rental property in Queens, NY and when my father passed away a few years ago I took on a bigger role but as my mother is aging it is obvious that I need to learn more about real estate. 

I am a plumber by trade but it has been quite some time since I have been out on the field.  I am an office manager for a plumbing company and I have to say I am so happy I got to see both sides of the spectrum as a plumber out on the field and now as an office manager where day in and day out I am constantly talking to property managers, building owner's, etc.  

A little bit about myself.  I am married with 3 children.  I have a bachelor's in science and I have been asked many times why am I not a nurse and the God's honest truth is that my current employer didn't want to lose me to nursing so he took care of me salary wise and with various perks so I decided to stay.  

Something I like to share about myself that is very important to me is that I am a cancer survivor.  I was diagnosed with colon cancer over 5 years ago and if there was ever a slap in the face for the ages that day when my GI doctor told me I had cancer was it.  I just couldn't believe what I was hearing.  The cancer thankfully did not spread and the surgery went great but it was not without pain and suffering but the pain was well worth it.  I went back to work 10 days after having 16 inches of my colon removed and yes my doctor thought I was crazy and did not want me to go back but I had to pay the bills !!!  Thankfully 5 years later and counting I am cancer free !

Hello :

I am brand new here on BP and fairly brand new to real estate.  My father passed a few years ago and my my mother is aging and she has asked me to help her with a rental property she owns in New York City, Queens to be exact.  One of my first tasks is to increase one of the tenants rent.  In the past my mother would raise the rent verbally and in past years my parents never used leases.  A few years ago I started drawing up leases for my mom and I was in charge of renewing leases and for the first time she has asked me to increase a tenants rent.

What is the proper procedure on increasing a tenants rent in New York City?  I would appreciate any help.
