Congrats Darrion! I was looking at this property as well, but the rehab scared me off as a first timer. Looks like you know what you’re getting into though. Keep us up to date on this project. I’ve found a similar condition property that you may just convince me to put under contract if yours goes well.

I’m in the same boat. I’ve scoured MLS and some wholesaler lists for the last few months. Have either of you had any luck as of late?

I’m following this discussion. I’ve reached out to some members whom coordinate a Missouri City and Pearland meetup, but the iOS app is so terrible I gave up pursuing it. I did find several events through Facebook though, Rich club, fortune builders, etc. That seems to be pretty decent for recommending other events. Then I read the comments and stalk the users to see how active they are in the market.

I’ve put in a ticket in the past and Mr Dorkins said they were working on improving the app. That was about a year ago. As a paying Pro member, I have to be honest in saying the iOS app is pretty horrendous. Constant App crashing, poor navigation features, missing/ non-contiguous data from web to mobile. It’s 2018, people are on the go and stay connected on mobile devices. I feel like BP has gotten to 1 million subscribers despite the app.

@Cody L. Thanks!  How comfortable were you taking on a building built in the 30s? I hear so many horror stories of knobs and tubes, shotty handyman specials, etc. What kind of vacancy rates are you seeing? I understand from some of your previous posts that you are invested in Montrose and some of the wards. Are you noticing any difference in the type of tenants you're attracting?

I've been directed by some REs to look into EaDo, but I'm having a difficult time seeing that area turn to something like the inner loop areas like the Heights or Montrose. It's all commercial spaces and a few condos along a train track.
