@Richard Ibeh regarding the HOA fees eating up your profits- its all relatable. Apartments have higher fees but the upside is bigger as well. You're paying a premium for being near/on the water in areas that are booming. Charging rents which are higher than apts with lower fees. no? the brickell area 2 bedroom 2 bath 1100sf can get rent up to 3500 depending on building amenities.

Trick is to cross reference airbnb with long term and pick safe markets regardless.

Hi @Luke Carl,

Understood. But what separates the two? they are both short term rentals, correct? Is it just the way Airbnb is set up and the way they handle issues?

Aside from that, does this mean that "vacation rentals" like homeaway etc is legal/friendly in most cities?

Ive seen many posts regarding friendly cities but they are quite old. Does anyone know any sources to best analyze friendly cities (not most profitable)?
