I am new to STR and have capital ready to invest. I have pre approval from bank. I am looking for someone who mentors people like me to help them get into a property and someone to educate and bounce questions off. I know there maybe fees with this or not. But would be blessed if someone knows of services or people willing. I don't have a market yet but maybe SC, FL, NC? Thanks for all the support in advance. Joe

North or South Carolina Beach house would be a great place to have a vacation rental.

I was looking in South areas, is there any suggestion in areas?  I was looking at Murtle, Charleston and Hilton head, but are there locations off the beach area that are good to look at but still get rentals for beach goers?  Thanks for responding, appreciate your time.

The Mytle Beach area is Great. Charleston has some STR regulation that I would check into, but Folly Beach or Isle of Palms would be nice areas. Hilton Head would also be great.

FYI Folly Beach just announced restrictive STR regulations which would make about 50% of the STRs illegal in a year when the new permitting process is fully in play.

I saw some in SC but is it best by beaches or a bit in land ok too for str

Hey Joseph,

I own 4 properties (5 units) in the Ocean City, Maryland market.  The issue with our market is that it's super hot from May to End of September, but pretty slow after.  Some advice I would give here is to find a market that has good rental more than where our properties are located.  Definitely a learning experience for us!

Thanks much. Yeah how did you find those good rental markets. I need to find a mentor I think to help me. Thanks again.

I am new to investing and looking for the best area to start. I am in NY BUT looking to move to either NC, SC or FL in a year. I was looking for either a home or condo by the beach because they seem more easy to rent weekly. I would need a mgt company to watch over it but don’t know the best percentage to look for.
Any wisdom from you seasoned investors is greatly appreciated!  Thanks in advance and taking time to reply.
Blessings.

Hi Joesph, if you are looking to move to the target market anyway why dive in with a property manager?

In my experience there is very little that you can do as valuable as self managing in the beginning.  If for no other reason than to learn the process and know what you expect from your future PM.  If you are out of market there are a variety of ways to manage but especially if you are going to live in the market where you buy I would recommend a few months minimum of self management and learning how to do it from valuable resources like this and others.  Best of luck!

Thank you Alex.  Is this what you did? My concern is not being there to fix issues.

Have you checked out AirDNA? Lots of cool data there, it helped me decide to purchase an STR in Nashville, though that market is really saturated at this point. That's one thing you've got to be wary of - supply & demand.

 Nice idea, thank you Annette!

@Joseph Amaturo I can certainly help if you decide to focus on Myrtle Beach.  Quick, cheap flights from NY into the airport here - which is literally 5 minutes to the beach - so you can check on your investment from time to time or have a place to get away to in the offseason.  The local property management companies I partner with charge 20% of gross bookings and can handle absolutely everything if you want to take more of a passive approach.  Larger management companies like Evolve may offer a 10-12% management fee but you lose quite a bit in terms of service in my opinion.

 Ok thank you Mike

I saw an ad for techvestor and interested if anyone know about it or what they do. Seems like there are several others thatbdonthebsame thing. They have a bunch of AirBNB AND POOL money then give you a return on your investment. Thought of looking into it but would like opinions.  Thanks much.
