Hey everyone, I was hoping to gain some feedback on a my first listsource list. Please let me know if I am missing anything obvious or any recommendations to define the list.

Pre-foreclosure list-2022

Geography: City: Bloomfield

Mortgage: combined mortgage LTV- 0-60%

Property: SFR

Options: Absentee owner/owner-occupied

Options: Exclude corporate owned

Options: both mailing and property

My goal is to reach to motivated sellers with some equity within the property.

Thanks for the advice guys! I feel re-assured that I'm moving in the right track.

I have a quick question.Darren Sager Even though I don't need my license to view the property on the mls. I still need a license agent with me to view the property in person?

As for estimating rehab costs, I still trying to figure the best way to approach getting estimates. James Vermillion Should I ask other investors their sqft rehab costs just to get an idea or should I call different subcontractors and get estimates for specific jobs?

Hi everyone, Its been a while since I posted something on bp. I've been doing a lot reading and learning from all the resources on the website. This site has given me the confidence to make the plunge and start up my llc and network with other investors in new jersey. My main goal is to purchase distress properties, rehab, and sell at retail. I have been thoroughly educating myself on the every aspect of the rehab process and learning my market. I am planning to create a case study packet of a distress property in my area. This packet will be a report I will present to lenders. My goal is to ask them if I were to present real deals like this one, would you consider listening to me and potentially fund the deal. I am also planning to get my real estate license to gain access to MLS. I feel like I'm taking the right steps but I feel a little stumped. I want to know from other rehabbers (new and experienced) how did they focus their energy in the beginning phases on building their rehabbing business.
