Hi BP, I'm still a newbie searching for my first deal. I've been spending a lot of time analyzing deals recently and am very interested in a few. I don't have any reservations about using hard money, but am curious about what you all think would be the best strategy to "finance" the down payment. Whether it's for a flip or a turnkey rental, there's still a good chunk of change that needs to be put down to get started. All ideas, recommendations are greatly appreciated!

@Terri Hanni Hi Terri, you should check out the networking section in BP to find local groups. I'm in Burlington County myself and I've joined SJREIA, the South Jersey Real Estate Investors Network group on FB, and the SJREIG group on MeetUp. Good luck!

@Keith Weiss Hi Keith, not sure where in South Jersey you're located, but I would suggest networking with some local lumber yards, assuming you're looking for a GC? A lot of times lumber yards don't "post" notices of their preferred contractors but they definitely wouldn't be shy about sharing information. Idk what size project you're looking at either, but Houzz could be a good resource as well (though it could typically lead you to more expensive contractors). My last thought, do you have a local FB group you're a part of? I'm sure you could get many recommendations for your area there.

@Danish Sheikh Welcome Danish from another rookie here. I don't know how far south you're willing to look given that you're in Princeton, but Burlington and Camden counties have good rental opportunities. If you're definitely looking for a college town, I would definitely suggest looking into Gloucester county near Rowan. Rowan keeps growing every year and could be a good place to look but is definitely much further south. Good luck!
