Hi Chris,

I love to see another fellow house hacker thinking about ATL real estate. We currently own 6 single-family rentals and work with a lot of investors such as yourself. We do GC work for the city of Atlanta as well as our own fix and flips. Let me know if you’d like to set up some time to chat this week!

Are you looking to pull equity out of the subject home that is still being rehabbed?

Yes.  I made a cash purchase on the house in the amount of $225k.  I need money to finish the job.  I’m about 2 months from completion.  It will sell for $450.

Lisa,

Another option is to look at friends and family to finance the rest of the deal and offer an attractive return with terms that work for you. I have done this a couple of times when conventional financing did not want to play ball and hard money too expensive.

Good luck!

Hello All!

My father and I run Portofino Capital Group and own 6 rentals throughout metro Atlanta. We are GC’s by trade and have been working with the city for 25 years.

We noticed a lack of reliable and available handyman services throughout the investor community and have started a new project that might help.

With four crews of ~13, many of which have been with us for years, we are now offering a white-glove service where our crews will come to your unit once a month for a health “check up” and inspect major appliances, air conditioning, furnace, air filters, lightbulbs, and identify any potential areas of potential risk. We will fix smaller things such as: replacing filters, tightening leaky faucets, and sealing cracks in windows.

In addition we will provide 24/7 emergency response services when nightmares happen (think pipes bursting in the middle of the night, furnace going out in the winter months, etc.)

We would like to establish a partnership by offering a free month of services with absolutely no obligations. That way you can get a feel for the value we can deliver before making a decision. We intent to charge $189/unit on a go-forward basis.

We would appreciate connecting with fellow ATL investors and property managers to form a strong a partnership over lunch, our treat!
