Hello,

I purchased my first investment property back in February, it has now been 6 months and I want to cash out refi into a conventional loan. Anyone has recommendations on a good lender? I've been quoted 8.25% with 4 points.

Also, can I even cash out refi in 6 months or is it now at 12 months? I'm hearing different things.

 Hello Jose,

You can cashout after 6 months usually.

What rates are you seeing right now for a conventional cash out refi?

You can get nearly the same rate with fewer points on a DSCR loan. Also the minimum seasoning is 6 months on a DSCR.

The rate is high, but I think that is the average right now. Any DSCR lenders you recommend?

Looking for a good lender for a DSCR loan. I'm looking to buy in Ohio so the lender would have to be able to approve loan in that state.

I’m starting out wholesaling and looking for some “solid” contracts to use. Can anyone point me in the right direction or like to send me some. I’d be willing to compensate you for your time.

Hello,

Im a San Antonio investor who is looking to whole sale. Im looking for a mentor in the area who is willing to show me the ropes if you will. I will work for free in exchange for knowledge. Message me if interested.

I’m doing my first rehab and looking to add the most value when I’m done getting appraised so I can pull the most out and repeat the process. The home is currently a 3/1 and I will be adding a primary bathroom to make it a 3/2. Redoing the kitchen as well. What else can I do to add more value?

Hello,

I’m new to the real estate investment world and I’m looking to do fix and flips and have been doing a lot of research and studying. I have a question and this might sound dumb but when do you take profits for your personal gains? Say you sell a house for $200k and $50k is net profit. If I take $10k for my personal gain will I be taxed on that?
