@Aida Casino    Keep in mind Hard Money is more expensive which should only be used if you have no cheaper option when the opportunity arises. Getting prepared ahead of time by shopping around with different maybe local community banks and credit unions for refinance will be something you should be doing ahead of time.  I mention these types of Banks because traditional banks or the big boys tend to have higher interest rates but less than hard money.

30%. Especially on a hot zipcode area.  I think Caleb is correct in regards to not being able to assign (wholesale) a short sale.

Congrats for taking this big step towards a new future.  There are a couple of places in Northern (and Southern)  New Jersey (that with patience) you can easily buy a 3 family Under 300k! What you have to think about is whats your budget and what type of tenants you want to deal with. You can also find Multifamily for under 200k but you know what type of tenants you'll be dealing with. Just be careful who you hire as a contractor. I know a couple of investors that gone broke because of them. PM me if you need more detailed info on the market. 

I agree with @James Wise. You can hear BP podcast 319 in regards to Turn key properties with Nathan Brooks. I've heard him on other podcasts and he's awesome.  You can also do some research on management companies in areas of interest.
