@William Allen I hate to be the first one to bring this up, but what is the contingency plan for those who already bought event tickets if this darn coronavirus situation gets to the level where the event could get cancelled? Im all for it no matter what (I'll go MOPP level 4) in attendance. However for the rest of us that decide is not safe.

@Chelsea Peyton Robinson Welcome to Colorado in Advance! Co Springs is certainly a great market for investing. There's a lot of city improvements and overall very positive plans for the near future of Colorado Springs. Now is the time to take action in my opinion! I invest actively in Co Springs and out-of-state. While the Springs market is very competitive there are deals out there to be made, creativity is an absolute must for success in this hot sellers market. Additionally, networking is huge in this business as you probably already know. 

Your current skills will definitely help your business and open many other doors.

I connected first with an agent and his brokerage, they gave me the insight on the city, (i.e. good areas, bad areas ect..) He also started feeding my lead funnel with MLS notifications specific to my criteria. After the agent, I connected with property management and local General Contractors. I found most of these professionals through biggerpockets and networking with other investors in that market. I went out of state for the cash flow and to eventually supplement my w-2 income. In Co Springs I have two doors which actually positive cash flow every month, and appreciation is great for long term.

Hi Ashley, you are correct about Co Springs. It is a great and highly desirable market and deals are hard to find but they are definitely out there. A lot of times you have to make the deal in a place like Co Springs. Creativity is a must these days. 

Regarding out of state investing -  it is actually how I got started with very little experience. For me it was a huge mindset shift. There's a lot of work to be done by the investor before pulling the trigger. I read twice both @David Greene Long Distance Real Estate investing and @Brandon Turner's Rental Property Investing and Low to no money down books before feeling comfortable and knowledgeable enough to take action. After picking the location I wanted to invest in I began doing tons of research and connecting with local professionals that I needed to have on my team. I also took a weekend to travel to that city and meet with everyone I wanted to establish a long term business relationship with. Additionally, I drove everywhere and got to know the areas. Again, it takes a lot of work to establish the systems and relationships but totally worth it in my case. So far I haven't had major issues with my decision to go out of state and I've acquired 3 properties in the last 6 months. The big thing is to invest in your education primarily which in return will give you all the tools you need to feel comfortable enough to make the move and take action.

I am glad to have found this posting. I've been in communication with Nick from Spectrum and he does sound legitimate. It's indeed almost too good to be true. Their methods for obtaining unsecure loans and LOC I've never heard before, but they sounded legit. They have asked to check my 3 credit reports. No W-2, No tax returns, No other proof of income, just a minimum credit score of 660 requirement. I've actually shared more information that I would liked to at this point with Spectrum. They were recommended through a broker I've been working with who put me in contact with Nick. I truly don't know their legitimacy at this point. The event that raised the hairs in the back of my neck was when he asked me for my bank accounts log in information. It seemed very strange to me. Needless to say, I am no longer going to continue doing business with them.

@Dallin Andrus there are a some. I recommend going to @Colin Smith meet ups every 1st and 3rd Tuesday of the month at Third Space coffee in Academy, Colorado Springs. Look him up and you’ll see more details.

@Josh Durham for Title Co. I've used Stewart Title Co. and had pleasant experience.
