Sorry, it's a property that is ready to be rented out. Your can turn the key over to the renters or property management.

It's possible the numbers won't work in your market, which means you need to start looking in other markets, which is not something I would recommend for a new investor.

I don't know anything about where you live in Lubbock Texas but google says the average home price is $196k. That tells me that a BRRRR strategy might work out there which is promising. But only if you're not going to be up against a dozen other cash investors on every value add deal in town.

As others have suggested, get educated first. Then start studying deals in your town to see if they pencil out.


 Your right about going against cash investors. They are snatching everything up around here.  Thank you for your input!

But essentially its just a fancy way of say improving a run down property and doing a cash out refinance on the new value of the property. I know you're saying you are getting a good deal on the property, but I would run the numbers on it to make sure it makes sense as an investment. Hope this helps!

I'm looking to buy my first investment property. I got a property in mind and getting a really good deal on it. I need some help on how to approach the deal. I want to do the BRRRR method but not sure how it works since this is my first time. Any insight would be greatly appreciated!

Hello biggerpockets family. My name is Jose Grimaldo and I'm out of Lubbock, TX. I really want to get started in real estate and not sure what to do. I currently have a home that I'm paying on and have about 20-30k in equity in it. Not sure if I should sell my home and use the equity as a down payment for a duplex. My family live in one and rent out the other. My other option that I was considering was to get a home equity loan and use that money as a down payment for a property. Rent it out and let it pay itself off. Not sure what to do, I'm new to all this and would really love some opinions! Thank you!
