Thank you Jeffrey. I'll re-check my priorities, specially with the 2-3 hour drive. ( figure up to 165 mile ratio at 55 mph).

Great advice all together! Great luck in Houston ; a lot of investing opportunities  I love the idea of Tax Liens at 25%  in Texas. The best state for Tax Deeds also.

There are property managers for any kind of property. In my experience most MHs with land are rural. You are not likely to find a PM willing to take on just one or two MHs in a rural area unless they live nearby. A couple years ago in Levy county, MH owners were having a very difficult time finding anyone to management their properties. One owner offered a friend of mine 25% of income to manage her two MHs. My friend, a Realtor, declined.

I have seen some MHs with amazing cash flow. You’re likely to have challenges with finding tenants with good credit, high cost of repairs due to MNs requiring different size doors, toilets, tubs, etc./, and also finding management. Also, remember the MH won’t appreciate like a stick built house. If you can buy the MH right, and overcome management challenges, you may have some good cash flow. I wish you the best.

How far away should I invest in a MH and rent  with land?

Are property managers generally available for MH rentals? ( not in parks)

With a stick built home its not a big deal, but It seems that there are not too many companies interested in managing MHs (not in parks)

 With the low $100 per door of stick built rentals, I'm tempted to invest in MHs with land.

 Thank you Jacqueline for your advice! I think I'm going to search in Broward county (north of Miami). The market there  seems to be more stable.

 Between banks and credit unions I would check the array of credit unions in Miami . CU offer lower points when it come to mortgages. They are usually more flexible than banks since you are a member as well of that particular CU.

I'm ready, willing and able to invest in a triplex in Miami. However, there is again a wave of speculating on the high-end properties. It has already  trickle down to middle and lower middle class  areas.  Duplexes that used to sell  approximately for $100.000 just last year are now for sale at $186.000. My question : Should I wait for the mini-bubble to burst and then invest (2 year wait maybe?) or just go ahead and buy a these speculative prices for the sake of being a rental property and an investment.
