I'm not familiar with multifamily syndication's but it would be a good thing and consider as an option, I really don't like joint ventures unless the terms are good for both, usually is good for one and bad for the other,  I'm open to other markets as long as it makes sense.

@Pamela Sandberg  I did realize that, as I was doing some research in Arizona, I noticed rents are really low in most areas, and buildings are usually in the need of a lot of repairs.

@Serge S.  Got it!   So, what would be the best option?  I'm totally new to investing money in rental properties, this is why I'm asking questions and been cautions about this, I don't even have all that money, I only have about 1/2 of that kind of money and the rest I will need to finance, just trying to avoid mistakes here.

I'm looking to invest in Multifamily units in the Arizona, probably in the 1mil to 1.2mil range...location is very important since I don't live in that state.

Any recommendations as to where are the best areas?
