I see some investors doing wholesaling the MAO formula different...

ARV x .70 - Repairs - assignment fee= MAO

Where do we get the .70 from? Does that number change ?

I need someone to confirm the process of wholesaling real estate for me :)

So their are 2 methods

Assignment which is you sign a purchase and sales agreement with the seller and then find a cash buyer and have them fill out an assignment sheet.

-Do you also have the cash buyer sign a purchase and sales agreement or just assignment ?

The ABC Close is just signing a purchase and sales agreement with a seller and then find a cash buyer have them fill out a purchase a sales agreement too and have the “ B-C” escrow close out the “A-B”— you and the sellers escrow .

Is the way I’m explaining the methods correct? Or I’m I missing something ?
