Hello BPs! How much is the closing costs in general in PA? by county/area etc.

What should I ask when I call the assessor's office to find out about a properties taxes?owners? I might have found a property( multifamily) in NY thats off market with a motivated seller. What should my steps be? I will try to a lender and maybe make a deal.

My question as a new investor planning to do a live in flip in NJ( Passaic/Bergen county) is: what is or are reasonable property taxes when investing in a single family property in order to break even? Is it possible to find good deals in single homes to buy and hold in NJ. I plan to purchase it with a FHA loan. Should I be concern more about the taxes/repairs equally? I will rehab myself if need to.

Hello, I'm a new investor and want to more about Seller financing. So my question is for those that have already invested in many properties. What percentages or techniques have you used in a seller financing deal for most of your properties?

So my question is: when looking for a property to purchase, should i be ready with a contract with me if i wanted to make and offer? do i need a RE agent? what are some of the contingencies that i should include in my contract? can RE agent make me a contract?
