80k will get me what size of loan? (Rough)

Is a better question. 
I am in Los Angeles California the market is fairly high. Would 80k be enough to get started?

I was asking because I can do most or all of the work. As a home owner builder can I do my own work or do I still need a licensed tradesman for each trade?

Do i meed a contractor, or is there any way to do my own work? Can I do owner builder on my flip projects? 

How much money do I need to get into my first flip. I was talking to a buddy of mine, and he had  told me that i need a minimum of 120k. Is this true? I have 80k at disposal. 

They are inviting just cash. What if they don’t t have a company for the jv agreement. What are some important things the written agreement should state?

I have a few friends and family members that would like to invest in my flipping. How do i go about that? Do i need some sort of contract?

where in LA do rookie flipper's want to stay away from and why?
