Post: Time frame and Refinancing

My lender is asking me to write up an itinerary so he can see the chronological scope of our non-arm's length deal. We will use his name to refinance this property, but how long will that take? I've heard of cases in which investors can refinance a property 2-3 months after rehab, as well as cases in where people aren't able to refi until 6 months or a year after rehab. With my lender's credentials, financial standpoint, and credit, can we expect to refi faster?

If so, would you recommend refinancing as quickly as possible? Are there any things that I should consider if refinancing in 2 months rather than 6.

Thanks for the insight! I was able to look up the property's history and find the current owner, and yes, it is in a QOZ.

I recently ran into a property while driving for dollars that was city-owned. How can I purchase this property? And is there anything I should consider that can affect a deal when dealing with city-owned properties?

Hello, Bigger Pockets family. I am a general contractor looking to do my first flip within the next 4-6 months in Omaha, NE, and eventually transition into a full-time real estate investor. My fiance's dad recently (and thankfully) "forced" me into the real estate investing world by offering to fund a flip 100%! At first, I didn't realize how fortunate I was to have this opportunity presented to me as I just saw it as a big cash loan to buy a house then pay off the same as I would a mortgage. But after talking to my cousin, who is a real estate investor. He helped me realize that this flip could fund my next investment and hopefully gives me a good head start on the rest of my investing life. My first order of business in this project is education. Please feel free to drop any tips, warnings, blogs, or videos that have helped you on your journey to your first flip! I really appreciate any help you can provide.
