wanted to update this thread and share that I did manage to buy my first rental property, actually closed on it in may 27 2022. funny how things don't go as planned. the first three months were busy, fixed some problems including, the foundation, flooring plumbing and electrical. I didn't have a renter so I had holding cost, utilities and mortgage until the second week of September 2022 when I finally found a renter. with in six months of ownership the roof started to lose shingles and was leaking, had a roofer to check out the damage and found wood rot underneath. fought with the insurance company to see if they would replace it with a new roof they said no after sending their own inspector and said that the roof was already too old. I went back and forth with the insurance company for another 2 months until I found an insurance claim expert and he managed to get me a new roof absolutely free. roof was fix just 2 weeks ago and now a year later I'm glad to say it was all worth while. the rent is due to increase next month in September.

Hi folks my name is Jose I'm from Whittier CA and I'm kind of scared to jump into buying real estate in Kansas city  but if not now, when ? I want to start taking action, even if those steps are small. here are the facts, I've read the books,  analyzed about 80 deals in my preferred area, I've listened to a handful of podcasts, and read a basic purchase and sales agreement about 5 times. 

I have 15k and a partner willing to give me 5k for a deal. also have a credit line of 8k just incase. 

my price range is 75k to 85k in these area codes 64128 and 64130 they seem to be in a C class neighborhood,

I want to connect with people who have similar goals and anyone who is willing to listen.

I'm a little nervous to introduce myself to this community but here goes

hi there, my name is Jose Aguilar I'm 25 years old and live in Whittier CA 90604, I love to eat, work out and read books, and i now have an interest in building wealth not just for myself but for my family. I'm a college drop out, work as a server, and crave finical freedom. I listen to the bigger pockets podcast while driving to work and wish I could go to the beach instead of sitting in LA traffic.
