Tamika Buckley welcome to BP and congratulations!

My opinion is let the tenant know that you will be making some repairs and that you will give her (tenant) time in advance when the repairs would be made. If she has been there already for 5 years I wouldn't worry about the pet (unless the pet is destroying the property) if she's staying but if she moves then I will include that in the lease agreement for a future tenant.

Chris Rusoff I was raised in Newark Nj and MFH are everywhere. I'm not too familiar with your area besides its south from newark.

Chris Rusoff I suggest that you purchase a Multi-family House (3 or 4 if its including a finished basement if possible) and you live in one of the apartments and rent out the rest.

Thank you Jerry K. Arizona were one of the first online sites I looked into regarding Tax liens and the reason I didn't pursue is because I can't see what I'm investing in. If I would of invested it would of been like giving money away. I've been there done that and gave away 40k because lack of knowledge and full of my own stupidity.

Stefan Kooistra I greatly appreciate the insight. You're absolutely in so many different ways. I attended different seminars and of course knowledge is the KEY but at the same time so is a little bit of common sense. Certain gurus just want to tell you all about the glorious parts but not the what if's or the don'ts they just want to sell their technique or strategy for a few thousand dollars and keep it moving. Don't get me wrong I understand the aspect of the business but at the same time its the people's responsibilities to do their own research/due diligence. I don't thing Tax Liens will be my thing since I'm not in a state that does but who knows maybe one day I'll will be able to explore that side.

David Mitzan Matt Devincenzo Ned Carey Thank you all for your insights. That's the beauty of REI there's so many different ways to invest but every individual need to decide wether its the right time or strategy and just because my curiosity is knocking on my door I decided its not time to open it as of yet.
