Adrien S. where are you sourcing these properties? Yellow letters? REOs? Wholesalers? Adrien is right about the jobs. When Chicago had a construction slow down 5 years ago NW Indiana was booming.

my apologies- I am talking about Chicago. All of our systems are very well grounded. After the great Chicago fire our politicians have voted very strict building codes. There isn't a single wire that isn't in either emt or heavy wall pipe. No romex or sheathed cable in all of the city and 90% of the county. We don't follow the NEC

With looking I would think that the panel with the fuses are for the public lights and outlets. Depending on the square footage of each level I don't see why you need to upgrade the panels to 200A. Again depending on the sq footage I would guess that a 200A service with distributed to 100A panels will suffice. Changing from fuses to breakers is considered an upgrade to everyone except electricians. We understand that fuses are more reliable than breakers. So I would leave that box in place unless someone is making you change it. I'm sorry what is your question?

I'm sorry I probably brought this thread off topic. My comments were based on one rehab of an empty building. Maybe on a different block with a building with tenants the experience would have been different.

Matthew Olszak I understand what you are saying. I am only speaking from our particular experience. The building my brother bought was from a previous investor. He gutted the building and pulled permits. The gang members were using it as a hide out and there were squatters living there too. This investor was unsuccessful in getting them to cooperate and leave. Hence the reason why the seller just wanted to get out from under it.

There is potential for the area to change. You are starting to see some folks walking the area that you wouldn't have seen 10 years ago. I also see a big influx of people from Humboldt park that were displaced by what happened there. Another big influx no one seems to be talking about is a lot of new people relocating from other commonwealths into the area. There seems to a program in which they provide airfare for people who need help with alcohol and drug addiction. I noticed new people but didn't realize their disease until I spoke to someone who is in rehab and she mentioned all the new patients. Again this reminds me of the old days on division between Ashland and western. We are investing because we know the area well and grew up with some of the people who run the street gangs (never involved just went to school with) That puts me in a unique position to keep squatters out of the vacant rehabs and don't have to worry about breaking in to take copper and what not.
