Hello,

Tennant wants to move her boyfriend in rental unit. Lease states she needs written permission from me to do so. She is a great tennant, don't want to loose her. What precautions should I take ...do I need to put him on the lease? I don't necessarily want to do that.  How can I legally protect myself?

No one is addressing the "Safe Harbor Provision" ...if you keep cost at $2500 you can depreciate in that same year? Also, what can you expect to pay for a Cost Depreciation Report?
