Yea the squatters I’ve had for about a year finally left about 2 months ago and they left the poor dog inside to die of starvation

I’d really like to know what my options are? I tried reasoning with the tenant and have been as nice as possible to come to an agreement and have some understanding. I told her I’d put her on a payment plan and that for this month (April) and next month (May)  she could just pay me half the rent for the months (she also has not lost her job. I know for a fact) and I’m still having a hard time getting her to pay. She broke her last lease for failure to pay and got evicted so that the last owner could keep her deposit. The last owner sold the place to me and I’m now I’m in charge of dealing with this and currently she has not signed a new lease with me. Surely there’s a route I haven’t thought of to take in this situation? Thanks in advance!
