Hey @Isaac Terry, My question for you is: Are you planning to buy and manage the property yourself? Or, are you looking to invest for passive income and let someone else handle ownership and management?

I'm brand new to this RE world, but I’m really sorry you had to go through that, it sounds like a tough and frustrating situation. Thank you for sharing your experience here; it’s a good reminder to be extra careful when dealing with properties like this.

This post has definitely made me realize how important it is to double-check zoning and property classifications before closing on a deal. I’ll be keeping this in mind as I move forward with my own investments.

Wishing you the best as you figure out a solution, which, from the responses that I'm seeing, are good solutions, but still tedious tasks to undertake.

Hi Katie,
I’ve actually been thinking about exploring smaller acquisitions like duplexes, triplexes, or quadplexes as a starting point. I just haven’t had much experience with underwriting those types of properties, so I’ll definitely need to dig into that more.

If you have any advice or resources for underwriting smaller multifamily deals, I’d love to hear about it. I’m always open to learning and figuring out the best path forward.

Hey everyone,

I’m Jorge, and I’m just getting started on my journey into multifamily investing. Over the past couple of years, I’ve learned a lot about the business—like how to analyze markets, underwrite deals, and connect with brokers. I focus on finding deals that meet specific criteria, and I always keep my underwriting conservative to make sure the numbers work even on a worst case scenario.

Right now, my big goal is to land my first property, ideally 20+ units in Florida, and build a strong portfolio from there. I joined this forum to connect with others, learn from those who’ve been in my shoes, and maybe even find people to partner with in the future.
