@Andrew Postell will this also work if my LLC lends me the down payment only? I would like to use the cash for other properties that may come up while I rehab the one I've purchased...

@Dawn Anastasi wrote a short book titled: Investing In Milwaukee. She rates that zip code C- to B. There is an app called Trulia and they too have a crime map. 

As far as someone driving to the property- you don't have anything set up in Milwaukee yet you want to invest there? I know in REI there's risk but I think most would agree that you do all you can to mitigate risk.

BP-what's going on?!

Today my question in aimed at those who are from outside of the greater Los Angeles area- wether a few hours away or thousands of miles away- Do you want or do you flip properties in the greater Los Angeles market and wish you had someone to manage your project because you can't be there because of distance of perhaps because of time constraints? Are there any such services like this in the greater Los Angeles area?

Brian in reference to Milwaukee (I am no expert by any means) not all of Milwaukee is crime ridden. Now if you are looking in areas where properties are selling for $40K and under you will most likely be in crime ridden areas. If cash flow is all you are concerned with then this may be for you but keep in mind you will most likely have a not so great tenant.

I was there in Milwaukee the first week of April and you hit it right on. @Eric Calabrese I saw exactly what John was talking about. 

I am actively putting in offers in Milwaukee for duplexes but nothing yet.
