Hi BP family,

I am trying to see if anyone has a template of a RE investment contract that I can use  and edit of course, to give to potential family and friends that are interested in investing with me. Or are there any good websites that I can go to and download a template? Thanks in advance guys.

Hi BP family,

I have a situation that I would like some opinions on. I am starting out as an investor this year and I want to get into flipping. I'm a little strapped for cash, but now I just found out that I can get what is called a second tier VA loan. Which will only be about $154,000. I currently have a VA loan on my house. I wouldn't mind starting off with a cash flowing property to get my feet wet, then sell it afterwards, so I can start accumulating some cash for flipping. Any suggestions with this type of situation? Any strategic moves I can make to make a profitable outcome? I have a year to use my funds

@John Horner. Thanks for the words of wisdom, greatly appreciated. I'm tackling those hurdles now. @Jose R.. Thanks for the contacts. It's a coincidence that I met the guys from GAIA in a DREIA meeting. I even have one of their business cards. I will definitely give these guys a call .Thanks greatly.

@Alexander Correa. Thanks. I ave been trying to convince my girlfriend of that route because we have a friend that can be a potential financial partner, but she doesn't want to get her involved until we do our first deal, just in case it doesn't work out. But I do share your opinion, but I also understand where my girlfriend is coming from. Don't know how to approach this.

Hi everyone,

 I am looking to start investing in real estate in the Miami west kendall area. I have only high credit limits on my credit cards and no cash to start. Does anyone know of any financial resources that help investors in this area? And also, does anyone know of reliable contractors in the area? I am starting to build a team, but I am really strapped for money. I was hopefully looking to see if any investors in the area can guide me in the right direction as far as finding a loan program or hard money in this area first, then finding a reliable contractor. In putting my team together, my main concern is the money. It wouldn't matter if I find a good deal if I don't have the capital to invest with. So I am focusing onthe money first. Any input from you guys,especially the ones living in my area will be greatly appreciated. Thanks BP family.
