Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $85,000
Cash invested: $31,000

Property needed alot of work, this property is a 2 unit house,

What made you interested in investing in this type of deal?

I was looking to invest, i started looking for something that i can do small renovation. Also was looking for turn key property, but i wanted to get something that i can get the money back and start the cycle again.

How did you find this deal and how did you negotiate it?

Found a realtor the help me alot on the negotiation.

How did you finance this deal?

i had to used a hard money lender for a bridge loan. for a 12 month term.

How did you add value to the deal?

yes i did i put almost 100k on renovation.

What was the outcome?

im getting ready to do a cash out refinance. need some help.

Lessons learned? Challenges?

Hi, the obstacle im having is the finacial institution saying my debt to ratio is to high. How can i get around that issue i have the money for a downpayment and closing cost but they claiming i have to much debt?
