@DJ M. Thanks for the advice! I'll be aware and try not to be taken for a ride.

@Jordan Moorhead I completely understand most people want someone that has their money where their mouth is. Thanks for the great advice! You're where I want to be in a couple years so thanks for the inspiration!

This is likely to conflict with the agenda of an agent who is also an investor.

I agree this could be a conflict of interest but for me personally starting out I want to limit myself to a couple deals a year and all the other deals I find I could pass on to investors. Thank you for you advice!

Hello Bigger Pockets community,

My name is Jorge Mendoza I am a new Realtor in South Texas (McAllen and the RGV). I got my license primarily to help me and my family invest in real estate and we are on course to buy our first deal before the end of the year. As I became more involved in the industry I grew more passionate about becoming an outstanding real estate agent and specially in helping other investors.

My questions for investors is what do you look for in a real estate agent? What training if any do you expect them to have? If the agent is not an investor is that a deal breaker? How can an agent prove itself and convince you to work with them? That any and all other comments will be greatly appreciated!

Hello Everyone!

I am looking for any advice that can help me qualify for an FHA self employed loan as I have read it is more difficult to be approved for an FHA loan when you are self employed

I am excited to start investing in real estate and have been researching the best way to start. I am 20 years old currently live in South Texas and Self-Employed. My credit score is around 670 and have run my own business for 2 1/2 years. My first Months I made only a few thousands dollars. Last year I increased that to $28,000 post tax income and estimate around $35,000 for this year. My goal is to invest in a multifamily property priced around $180,000. I am looking for any advice from people that have gone through the FHA self employed application process!

Any and all help is appreciated!
