 Jeff, thank you for the insight! I am self-managing and can continue to do so. I basically just want someone that can lease the rooms for me since I don't have the bandwidth for that anymore.

Hopefully, you're looking to do this on a Class A property, or at least Class B.

We've turned down Class C rent-by-room opportunities in the past because in our experience/opinion, you'll need someone that can visit the property weekly to not only keep an eye on what's going on, but also to "keep the peace" between residents. It's best to quickly address lease violations and inter-personal issues ASAP before they can get out of control.

How's a VA going to handle that?

If you do hire a VA, you can't count on them being long-term.
So, you'll want to make sure they document what they are doing! You'll need to review these written processes to make sure they are thorough and consistent. This will make it easier for you to train the next VA you'll inevitably have to hire, when the first one quits, you let go because they demand a significant raise or they just ghost you.


Hi Drew! I self-manage the property; I live like 20 mins away from it, it's a Class A neighborhood, the house was built in 2021. I originally was house hacking it but then I moved to a bigger house closer to Downtown Austin. Never really had any issues with tenants or lease violations, mostly because I was screening them myself and I'm lucky that a good chunk of them were friends of mine prior to being tenants. I'm running out of bandwidth to be able to self-manage, especially on the leasing side. I have some upcoming turnover in the next few weeks, I basically just need someone to market the property on my behalf, screen potential tenants, and get the rooms filled then I can take over. If you or someone you know can help with that, please let me know!

Does anyone use a virtual assistant with experience working specifically on a rent by the room strategy?
