I have been paying a 30yr FHA loan at 3.7% for 6 year. I am interested in knowing if refinancing will be worth it, since i believe the equity in the house could be higher than 20% (therefore no Mortgage insurance?). Also interested in knowing if I refinance what is the difference between a conventional loan re-finance and a FHA Streamline refinance?
Thank you for your help in advance!

Wondering what are the effects of getting a mortgage without a w-2 job but rather self employed with significant assets to back up my credits
How much harder is it going to be for me (new investor, no mortgage loans yet) to get loans to flip houses or invest in the BRRR strategy? Great credit
just throwing this out there in case someone knows the difference in getting a loan with or without a w2.
Thank you all in advance

That will come with time and honestly, most folks will say most of their learning came from that first deal. Best of luck on your journey.
@Marien Thank you for the support and best good luck wishes! Once i complete my first deal I will reach out and share my learnings!

I have been interested in REI for years. A year ago, when this COVID craziness started I decided to dedicate my free time to learn. I have attended numerous webinars in BP reading the forums and specially listening to the BP podcast. I have gathered a lot of"book smart" knowledge. I have grown an addiction to analyzing deals and ruing the numbers on properties. I have gotten my finances together and now I am able to take the next step.
I am now here posting on the forum reaching out to build up a team. I am looking for people who are interested in growing and sharing their learning in Texas (Dallas/Houston areas). I have always been honest I have little to none experience in REI only theoretical knowledge but you can count with my sweat and conviction to learn.
This is me shooting my shot looking for someone who is willing to let me shadow them, learn from them, contribute to their growth and hopefully someday make them proud with my progress. Feel free to PM
Very exited to get started!

I was also wondering along the same lines as Jacob, if the foreclosure is happening and the sale date is on say 1/5. Will i still be able to wholesale/creative finance the property and stop the foreclosure if i get it to the title company? How many days do i have to bring value to home owner & be able to help? The list I was adding to google sheets have the Sale Date on 1/5/2021 and File Date 11/ 10/2020 -12/14/2020.
If any of y'all need to run the numbers(i can help, gives me a reason to use the bp pro calculators), boots on the ground, or anything that will get me engaged/ learning more about real estate I'm more than welling to help in anyway that i can possible do. I'm trying to take massive action & hopefully get a deal soon.
Abel I am just staring out and i am in a very similar situation than you. Lets connect and grow together!

Post: LLC for long term rental property

My brother and I are looking to set up an LLC for our first rental property purchase in Texas. Asking the forums here if anyone has done this in the past in Texas that may have a template or example for an operating agreement to set up this LLC. Since this is also our first time setting up an LLC I would appreciate any tips or recommendations to get this done.
Thank you in advance for the support! love this forums and the collaboration
