Post: The Miami Real Estate Bubble

As I continue my search for a mutli-family property in Miami I have learned many things along the way. Mainly, that finding a property that is not over-valued is very difficult with our current circumstances. That being said there has been talks of a real estate bubble being created which may lead to another crash in the future. However, I have read some articles saying that although the market is slowing down there is still small room for growth and soon we will have a more stable market.

Can anyone fill me in more in depth in this topic? What type of effect does this have on SFH vs. MFH? As an investor should this drive me away from Miami? Maybe look into neighboring cities such as Broward, Palm Beach, or Ft. Lauderdale?

Any help is much appreciated. Thanks!

@Account Closed I am on a similar boat. Although I already own my primary residence, I am now looking for a multi family property to invest my capital a long with a couple other investors who are also interested. I have also done my research, read the books, listened to podcasts, and seen a few properties. Although the books and podcasts are super helpful, I have found that the best way to learn is to go out there get in contact with realtors and other investors, figure out how the numbers work, and network as much as possible. By no means am I a season investor but I found that to be the most efficient way to gain knowledge.

I am also located in South Florida (Miami-Dade) and I have a few duplexes in sight that my team and I are doing the numbers to see if they have the returns we want. Look forward to seeing you around the forums and if you want to talk more feel free to let me know.

Thank you for the welcoming guys! This site and forums have been a great tool for me and my team. 

Taking into consideration what you guys are telling me and looking at my research, I am starting to considering to start looking a bit farther north such north miami/ft. lauderdale area to see how the market is doing there. Maybe I can find properties that will have the returns I would like.

@Gabriel Rebustillo You believe that with the construction that is going on in Brickell/Downtown area people will begin to look for a more quiet living in the surrounding neighborhoods such as the gables, roads, grove?

Is it feasible - in Miami, Fl - to look for a property of 500k, put 20% down and expect 20% return after expenses including mortgage?

After doing an initial search of multi unit properties in neighborhoods such as Coral Gables, getting 20% on your return might not seem realistic. For example, I found a quad in Coral Gable with a MOI of about $4,000 selling for 690k. 

Thoughts?
