Should I buy home insurance on a house that I buy cash for a short-term fix and flip?  I'm in Broward, Florida.

OK, I am on the verge of making my first offer on what looks to be a great deal for a flip on a house in Pembroke Pines, FL.  It's a house built in 1977 so it needs quite a bit of renovating.  I'm unsure if to make the replacement of the windows and doors with impact windows and doors part of my scope of work (for this and future projects).  Or just replace with regular windows?  I know that impact w & d help lower insurance costs, but I don't know if the high cost of this is worth it for a flip project.   How much weight would this level of renovation add to my resell value?  I know it's Florida and we have hurricane threats from time to time (not in a long time), but is this feature really that attractive to potential buyers?

Does anybody use or have used rebogateway.com with any success?  Reviews welcome.
